    The Heartbeat of Langley

    Langley City is directly east of Cloverdale and the City of Surrey, and is surrounded on the north, east, and south side by the Township of Langley.

    It’s a great spot for casual food and shopping, being very accessible with plenty of community events throughout the year.

    Almost everything in Langley City will be within walking distance of your new Langley home, townhome, or condo and there are six defined neighbourhoods for you to explore: Nicomekl, Douglas, Simonds, Blacklock, Alice Brown, and Uplands.

    Have a craving for sushi? Thai? Italian? There are so many options available in the downtown area of Langley City, all within walking distance of each other. Lately there’s been a few ramen and vegan restaurants that have opened up, and they’re amazing!

    You can easily spend an entire day walking between shops, eating at cool independent restaurants, or your tried and true, Earls, Cactus Club, and Browns.

    Langley City’s real estate market is a nice mixture of condos, townhouses, and single-family homes.

    Mainly built between the 1960s and 1990s, the lot sizes are generally smaller and there are fewer basement suites throughout. The properties are generally serviced with water, hydro, and sewer, and most have gas.

    You can expect plenty of street parking in this planned and well-established community.

    Willowbrook Mall also has absolutely everything you could need, and they’re set for a giant expansion in the very near future.

    Walking. You can walk everywhere, stopping into local shops to pick up fresh seafood, wine and of course, dessert. The City of Langley has also recently upgraded its trail system.

    Not downtown, but around the perimeter for sure. That’s where I live and I love it. I can walk with the kids to Safeway and Starbucks, with a stop at the local playground along the way.


    Absolutely. There’s lots of parks and a couple off-leash dog parks in the area, and a lot of businesses will let you in with your pup.

    Young & Trendy

    With lots of breweries, bicycle shops, and vegan cafes, Langley City has developed itself as a hip and trendy hub.

    Walkable / Bikeability

    Absolutely. So much of what you need for day-to-day living is right around you.


    Totally. You'll be surrounded by lots of like-minded seniors and there are plenty of shops that will cater to your needs.


    Somewhat, but if you want a little more nature, head to the outskirts of the Township for parks such as Campbelly Valley.

    What You'll Love

    You’ll love that everything you could need is a stone’s throw away. You can shop at Willowbrook Mall if it’s dark and stormy outside, or explore the outdoor shops at Langley City in the summertime, and finish off with a margarita on the sunny patio at Viva Mexico.

    You’re in the central hub that feeds the entire city and Township, but still feels small enough that you’ll bump into friends and neighbours wherever you go.

    It’s city life for sure, but with a great community vibe.

    What You Might Not Like

    With city life comes a few city issues. Crime is a little higher in some areas, as the support programs for those struggling tend to be based out of the city.

    200th street traffic around rush hour can be a bit of a nightmare, especially when the train comes through. It’s my excuse every time I show up late for an appointment (which is super rare).

    The commercial and retail area of Downtown Langley is often referred to as “the one way” by area residents. Both residents and tourists alike are attracted to its selection of boutiques, quaint shops, cafes, and independent restaurants. Langley City has also turned into the independent brewery area of the Fraser Valley, with new additions such as Trading Post, Five Roads, and Farm Country Brewing.
