Mostly built in the 2000s and later, Clayton Heights is a fairly new community. The homes were built more densely than the communities surrounding them, which keeps parking the hot topic for owners in the area. Many of the detached homes have basement suites, and some even have a coach house, as well. The properties are all serviced with water, hydro, and sewer – and most have gas.
Clayton is a wonderful area to live in and continues to grow as fast as its neighbouring community in the Langley–Willoughby Heights. But due to the density, one thing we always make our clients aware of is that parking might be tough.
Oh, and Clayton Heights real estate also tends to be a little less expensive than the surrounding areas.

Due to the density, the streets can feel a little tight. With numerous rental homes, some of the houses may also not be as nicely taken care of as they could be. With more renters, comes less parking as well. The detached homes were designed with alley access to backyard driveways and front porches. Although this looks nice for the curb appeal of the neighborhoods, it’s not for everyone who is looking for real estate in Clayton Heights.

The Rental Market
Clayton Height’s rental market is strong and because of that it is a great place for investment. With the walkability, the access to the highway, and the solid transit system, it is a sought-after area for renters.
